Most inspections can be completed within two (2) to three (3) days of request. Our easy to read inspection report will be available within 24 hours of the inspection by email or download.

The Inspection Process
The inspection provides a valuable learning and discovery experience during which your questions can be answered. You will gain insight into the condition of the home and the performance of the systems.
- The inspection process will take 3 to 4 hours depending on the size and condition of the property.
- A Written report will be delivered by email to you no later than 24 hours after the inspection is complete. On request, a hard copy can also be prepared and delivered.
- You are welcome to be present or to have a representative present during the inspection but please allow us to work through our inspections process. The process is designed to make sure that we check and document all of the systems and components, interruptions can side track or slow us down.
- At the end of that time the inspector will walk you through the house to explain key issues and answer questions. This may take 30 to 45 minutes or longer.
- Payment is due at the time of the inspection.
Limitations
- Be aware that there are some limitations to the inspection. The inspection is visual, non-destructive, not technically exhaustive and will comply with the TREC’s (Texas Real Estate Commission’s) Standards of Practice for Home Inspection. Copies available at http://www.trec.state.tx.us/inspector.
- The inspector does not turn on utilities, move furniture or other items, and will not access areas determined to be unsafe. It is your responsibility to make arrangements with the seller to have the home prepared for the inspection.
- Also, note that the that the air conditioning (cooling systems) is not tested if the temperature at the time of the inspection is less than 60 degrees Fahrenheit because of the potential to damage the compressor.
