About Us

Property Condition Consulting is a family owned and operated home inspection and consulting firm serving the greater Dallas Fort Worth metro area.

Since 2005, we have been providing inspection services according to our Customer Service Philosophy that we call MPWLG. This funny little acronym stands for Make Pee Wee Look Good!

The first questions that comes to mind, of course, is Who is Pee Wee and why should I care? Simply put Pee Wee represents you, our client.

The first question is shortly followed by the second, How does Property Condition Consulting Make Pee Wee Look Good? Well, we do this through our service philosophy which is built on three basic concepts:

Professionalism: We will be courteous, be knowledgeable, be prepared and take pride in our work.
Reliability: We do what we say and we say what we do.
Education: This is a three step process. (1) We will take the time to perform a thorough evaluation of the home. (2) We will inform the client about the performance of all the various systems. (3) We will remain available to answer questions.

Steve Cook – Professional Inspector

Steve is a TREC licensed inspector who began inspecting residential property in 1992. He has an undergraduate degree from Ouachita Baptist University and his Masters from the University of Louisville. From 1992 to 2005 Steve worked as an inspector and program manager for municipal and other government housing programs. He obtained his Professional Home Inspectors license from the Texas Real Estate Commission in 2005 and started his own home inspection firm.

When Steve has down time he enjoys spending time with his family, volunteers with Habitat for Humanity of Greater Garland and occasionally takes the time to read a novel.

Teresa – The Boss

Teresa also attended Ouachita Baptist University where she met her husband and future employee, Steve. After several years working for government housing and consulting companies with Steve, Teresa obtained her paralegal certificate. She spent nine years as a paralegal for family and business law firms before joining Property Condition Consulting as The Boss.

Although her title is The Boss; Teresa is also the Marketer in Chief and the Office Queen. When Teresa is not being The Boss she is The Mom to Christopher and Sydney

Christopher is an avid reader and enjoys tennis.
Sydney loves to swim and play the electric guitar.

Lola and Boom Boom Mancini

Although Lola is deaf, with the help her assistant Boom Boom, she capably manages the security for Property Condition Consulting.
